職務内容 Job description
|
Integrated Facility Management:
Manage the BMW site facilities (Tokyo metropolitan, Chiba and Hyogo prefectures), liaising with contractors to service and maintain all facilities in accordance with brand expectations and physical requirements. This includes but is not limited to:
1.Hard service:
・ HVAC, digital signage and shutters, water supply, security device (card reader and cctv) and drainage etc. monthly inspection
・ Automatic door, Elevator, Hoist, Electric sub-station, Fire prevention equipment etc. monthly inspection required by law.
・ Periodical inspection for special building required by law.
・ Facility safety management
・ Access security management
・ Supervise and manage building modifications and renovations.
・ Provide physical support where required to ensure building operations are maintained.
・ Responsible for maintenance of all fire equipment and fire control panels and ensuring all First Aid facilities (and resources) are up to date and regularly reviewed.
・ Based on the Corporate Security policy, update for the Security Management Data Base for existing facilities and create the SMDB for the new facility.
・ Parking allocation management - Tokyo Shiodome building.
・ Lease contract management - Prior to the expiration for each facility, lead the discussion among internal stakeholders. Preparation for the documents to be approved by the investment circle.
2. Soft service:
・ Daily cleaning, deep cleaning, door mat, internal plant, periodical trimming and gardening etc.
・ Operation of BMW reception, Administration Counter and Café.
・ PR / PO and payment process for IFM.
・ CO2 report on the gasoline usage for our company cars and the electricity usage for all our facilities.

Crisis Management:
・ Play lead role within the BMW Emergency Response team by holding representative roles as Emergency Warden and First Aid Officer. Among others, plan and lead the annual crisis management training together with Corporate Security.
Authorized Economic Operator Officer:
・ As an Authorized Economic Operator Officer appointed by Yokohama Customs, execute its annual training, confirm its annual physical access security audit and deal with the post-clearance audit by Yokohama Customs every 5 years.
Risk Management
・ Insurance on Business Interruption/company cars, facilities, travel etc.
Driving Safety:
・ As the Safety Driving Manager, lead and execute the alcohol check through the outsourced company by utilizing the device to test the blood alcohol ratio for our Field car users. The process is required by law from 1st Dec. 2023. As the SDM, monitor the result and give them the instruction to properly conduct the process.
・ Review car accidents and propose the personal compensation criteria based on the updated company car guideline.

・ University degree or higher. (including VCE Qualification)
・ Proven experience in the building industry covering all aspects of the building trade
・ Corporate planning / strategy planning experience preferred
・ Automobile industry skills
